My first time winning in a multiple-offer situation.

But here’s the part that really shook me: it wasn’t just the number on the contract that sealed the deal.

I chatted with the listing agent this morning. She told me straight up—It wasn’t just the digits. The terms? Nearly identical to the others on the table.

What made the difference?
Clarity. Precision. Professionalism.

Bryan and I didn’t wait until the last minute to throw an offer at the wall and hope it stuck.

We saw it was a probate sale, so I offered to move inspections after the estate sale—easing pressure, not adding to it.

But let’s be real.
That’s not being a shark. That’s being sloppy in a loud suit.

You think you’re commanding the room, but what you’re really doing is circling the scraps someone else left behind. Remora behavior in shark clothing.

There is absolutely a place for strength, strategy, and assertiveness in real estate.
But don’t confuse that with arrogance.
Don’t mistake control for connection.

Compassion Is a Competitive Advantage

We didn’t win this deal because we were flashy.
We won because we were thoughtful.
We anticipated needs.
We respected the process.
We made it easy to say yes.

And I’ll say it louder for the ones in the back:
Competence is not optional. It’s the whole game.
Confidence comes from preparation, not posturing.

Today was a win.
